Mold in Air Ducts: Inspection, Cleaning & Remediation, Middle Tennessee
Found Mold in Your Vents? Here's What You Need to Know.
Mold in your air ducts is not a situation to manage over time. Once mold is in your duct system, every time your HVAC runs it distributes mold spores through every room in your home. Breathing mold is a health concern not a minor one, and not something to defer.
If you’ve seen visible mold near your vents, noticed a persistent musty smell from your supply registers, or recently had any water intrusion near your HVAC system, it’s time to get a technician in to assess the full picture.
We offer same-day and next-day inspections for mold-related concerns throughout Middle Tennessee.
The Calls That Tell the Story
The mold calls we respond to aren’t all the same. Here’s a range of what we’ve seen in Middle Tennessee homes:
Groundwater intrusion.
A Winchester homeowner discovered visible mold in his ductwork the source was water wicking up from the ground through the crawlspace and into the duct system. His wife was pregnant. He took a day off work to address it and needed same-day service. That kind of urgency is exactly what we're set up to handle.
Post-water damage.
A Murfreesboro homeowner had water damage in the ducts following a laundry room leak a slow problem that wasn't discovered until secondary symptoms (odor, air quality concerns) surfaced weeks later.
Rental properties.
A property manager called about documented microbial growth in a vacant military housing unit. This is a pattern we see: moisture issues develop in unoccupied properties, go undetected, and surface as a mold finding during turnover.
Unrelated discovery.
An area homeowner who called about allergy symptoms ended up having their inspection reveal mold indicators something they hadn't suspected when they called.
Mold doesn’t always announce itself. That’s what inspections are for.

EXCELLENT Based on 45 reviews Posted on Google Jim EstesSeptember 4, 2025Trustindex verifies that the original source of the review is Google. We own our own HVAC company and I observed as they were completing a duct renovation at our lake neighbor’s house. The crew was very organized and professional and made it a point to come over and speak to us. Later in the day, I inquired how the job went and one of the crew took pride in showing me how it looked. I’ve been in HVAC for over 30 years and their duct work looked exceptional. Keep up the great work!Posted on Google Jan HuffmanAugust 29, 2025Trustindex verifies that the original source of the review is Google. This company did a wonderful job… they were in touch with me enroute. Once at the hiouse they explained everything, educated me on reasons I was having mold issue, discovered a duct that should not have been present, cleaned everything up and were courteous the entire time.Posted on Google James VanwinkleAugust 27, 2025Trustindex verifies that the original source of the review is Google. We had our ducts cleaned today. Chris and Steve did an excellent job. They were very thorough. They also went above and beyond. For example… not only did they clean all the hvac ducts, they sealed the boots of the ducts, cleaned my dryer vent and the coils on my hvac unit. It’s nice to have people that take a lot of pride in their work and these guys did!Posted on Google Paul ParkersonMay 12, 2025Trustindex verifies that the original source of the review is Google. I had Mr. Dirty Ducts out to the house after a sand and finish of my hardwood floors to clean the HVAC system. Greg, Chris and the crew were awesome efficient and did a wonderful job. I would highly recommend.
What Causes Mold in Air Ducts
Water intrusion
Flooding, pipe leaks, roof leaks that reach duct runs
Crawlspace moisture
In vented crawlspaces (common in Middle Tennessee's older housing stock), humidity migrates upward into the duct system
HVAC condensation
Especially when systems are oversized or there are airflow restrictions, condensation can accumulate inside ducts
Laundry room or appliance leaks
Moisture from adjacent spaces can affect nearby duct sections
Long-term humidity
homes in Coffee County and surrounding areas with inadequate vapor control are particularly vulnerable
Why Mold in Ducts Is Different from Surface Mold
Surface mold on a wall or ceiling is visible and localized. Duct mold is distributed. The moment your system runs, it moves spores from the contamination site through every duct branch in the home and deposits them on every surface air touches: furniture, bedding, flooring, and lungs.
This is why the health concern with duct mold is taken seriously and why we prioritise these calls for rapid response.

Frequently Asked Questions
Yes. Breathing mold is a health concern. The risk level varies depending on the mold type, the extent of contamination, and the health of the household members. An 86-year-old with a respiratory condition faces a different risk profile than a healthy adult. If there are household members with compromised lung health, COPD, asthma, or immune conditions, mold in the duct system should be treated as urgent.
Almost always through a moisture source. See the causes section above. The most common in Middle Tennessee homes are crawlspace humidity, water intrusion events, and HVAC condensation issues.
You can but it won’t solve the problem. If the moisture source remains, mold will return. We recommend addressing both in the same process.
For mold-related concerns, we prioritize response. In most cases, same-day or next-day inspection is available. Call us and let us know mold is involved.
Possibly it depends on the cause and your specific policy. Mold resulting from a sudden water event (like a pipe burst) is more commonly covered than mold from long-term moisture. We document thoroughly, which supports the insurance process.
What’s visible at the vent face is often the smallest part of what’s in the system. A full inspection determines actual extent. We don’t recommend treating what’s visible and assuming the rest is clean.
