Air Duct Cleaning for New Homeowners in Middle Tennessee
In Nashville, Murfreesboro, Brentwood, Lebanon, Hendersonville, Belle Meade, TN
You Know the Layout. You Don't Know What's in the Ducts.
Buying a home comes with a long checklist: inspections, insurance, utilities, and repairs. Duct cleaning rarely makes the list. It should.
When you move into a previously owned home, you’re also moving into years of the previous owner’s life: their pets, their dust, their habits, and everything their HVAC system has circulated and deposited inside the ductwork since the last time, if ever it was cleaned.
A home inspection checks the mechanical condition of your HVAC system. It doesn’t check what’s inside the ducts.
What a Duct Inspection Uncovers in a Previously Owned Home
Accumulated debris from previous occupants
Dust, dander, pet hair, and debris that's been building since the last cleaning (sometimes never). Even a two-year-old home can have significant buildup if it has large pets or heavy occupancy.
Evidence of pests
Insects, droppings, or in some cases, remains of animals that found their way into the duct system. One of our Brentwood callers had a clear odor issue in a seven-year-old home that had never been cleaned. The source turned out to be in the ductwork.
Moisture and mold indicators
Especially relevant in homes with crawlspaces or any history of water intrusion. We use thermal imaging where needed to find moisture that isn't visible.
Leaky ductwork
Gaps and disconnections in duct runs mean your conditioned air isn't reaching every room efficiently. One inspection can identify whether you're heating and cooling space you're not using because air is escaping before it gets there. That's money leaving every month without you knowing it.

EXCELLENT Based on 45 reviews Posted on Google Jim EstesSeptember 4, 2025Trustindex verifies that the original source of the review is Google. We own our own HVAC company and I observed as they were completing a duct renovation at our lake neighbor’s house. The crew was very organized and professional and made it a point to come over and speak to us. Later in the day, I inquired how the job went and one of the crew took pride in showing me how it looked. I’ve been in HVAC for over 30 years and their duct work looked exceptional. Keep up the great work!Posted on Google Jan HuffmanAugust 29, 2025Trustindex verifies that the original source of the review is Google. This company did a wonderful job… they were in touch with me enroute. Once at the hiouse they explained everything, educated me on reasons I was having mold issue, discovered a duct that should not have been present, cleaned everything up and were courteous the entire time.Posted on Google James VanwinkleAugust 27, 2025Trustindex verifies that the original source of the review is Google. We had our ducts cleaned today. Chris and Steve did an excellent job. They were very thorough. They also went above and beyond. For example… not only did they clean all the hvac ducts, they sealed the boots of the ducts, cleaned my dryer vent and the coils on my hvac unit. It’s nice to have people that take a lot of pride in their work and these guys did!Posted on Google Paul ParkersonMay 12, 2025Trustindex verifies that the original source of the review is Google. I had Mr. Dirty Ducts out to the house after a sand and finish of my hardwood floors to clean the HVAC system. Greg, Chris and the crew were awesome efficient and did a wonderful job. I would highly recommend.
What New Homeowners Find
The calls we get from new homeowners across Middle Tennessee tend to sound like one of these:
“I just bought this house, and I want to start fresh.” A homeowner in Murfreesboro who’d purchased the previous June noticed dust pushing out of the vents and coordinated an inspection with his wife for the same day.
“We bought this place, and I’m not sure when the ducts were last cleaned.” A Franklin homeowner moving in and wanting the job done before they were fully settled.
“I have hot spots in some rooms and the humidity feels off.” A buyer in the area who wanted duct testing along with cleaning, suspecting the previous owners had deferred HVAC maintenance.
These are normal situations. They’re also fixable.
Why New Homeowners Benefit Most from an Inspection
It's also the right time to identify any duct issues, leaks, damage, or contamination while the home purchase is recent, and you can document what was there before you moved in.
We offer a free inspection with no obligation. You'll leave with a clear picture of your duct system's condition and an itemized quote if work is recommended.

Frequently Asked Questions
We’d still recommend an inspection. There’s no universal standard for what “recently done” means, and the quality of duct cleaning varies enormously depending on equipment and technique. An inspection takes an hour and confirms the actual current condition.
Before, if possible. It’s easier to clean before furniture is in place and before occupants are living in the home full-time.
Yes, and for new homeowners, we recommend it. Dryer vent cleaning is a commonly deferred maintenance item in previously owned homes, and a clogged dryer vent is one of the more preventable residential fire risks.
We offer crawlspace encapsulation and vapour barrier installation. In Middle Tennessee’s climate, a vented crawlspace is a consistent source of moisture and eventually mold something worth addressing alongside duct cleaning, particularly in older Coffee County and surrounding area housing stock.
Hot or cold spots in specific rooms, unusually high utility bills, and inconsistent airflow between rooms are common symptoms. We can assess for duct leakage during the inspection.
